What is The Village Residential Community?

A proposed residential development that will complement and provide immediate access to all facilities of the new Village Community campus including Hotel, Restaurant, Conference Center, Food Store, Resource Center, and The Village World Headquarters. The proposed campus and residential community will be developed to exemplify and encourage a commitment to optimum health through the programs and ministry of the Village. A Healthier Lifestyle will be the theme of the community, with an emphasis on spiritual, physical health and economic health.

Are there warranties on the homes?

Yes, the builder will provide warranties to assure the workmanship and quality of your home investment.

What amenities will be provided and when will the amenity center be completed?

Currently in the plan there will be a Club House, a swimming pool, 2 tennis courts, a basketball court, volleyball and horseshoe pit; in addition to the Lake, a community amphitheatre, an organic garden area and walking trails, including sidewalks on both sides of the streets. And, there will be other opportunities in various locations on the property for fitness and other recreational amenities that the residents may wish to add, and a possible Chapel, garden plots, RV and boat storage, etc.

How and when will the community Institutional/Retail and Business land be developed?

It is anticipated that development of approximately 50 acres of the institutional/retail/business campus will begin within the next 24 months. The campus will include a 74-room hotel, conference center, a 250-seat restaurant, food store, a resource center, The Village World Headquarters Offices and administration facility, etc. There also may be additional other uses and commercial properties.

What are the projected Homeowners Association (HOA) Fees for homes in the The Village Residential Community?

The community HOA fees are in the process of being estimated and we are expecting those fees to range from $3000 to $3500 per month. There will be a One Time Capital Contribution Fee of $10,000.00. The fees would include, among other things, the cost of lawn and yard landscaping maintenance, maintenance of the amenities, the walking trails, basic cable, and access to all of the amenities. Payment of the HOA fees entitles the resident use of the amenities.

Will security be provided for the residents?

Absolutely, 24hr a day.

Will there be a different HOA fee for attached housing?

Yes, attached housing will have a separate Homeowners Association and fee which is yet to be determined.

Will the HOA fees increase each year?

Yes, HOA dues are expected to increase to keep pace with increasing costs of living and costs of operating the community.

Will the Community have a restaurant?

Yes

How many homes are proposed?

At this moment we have 1000 proposed with the opportunity for growth, with additional parcels of land available in the immediate vicinity.

What is the time frame for completion of the community?

10 years with the current acreage available. The latter phases of the development will be developed in accordance with market demand.

What types of homes will be offered?

One and two story homes plus basement (if desired) where land allows.

Why are the houses so expensive?

First of all cost is relative
Second the community is designed for an affluent resident.

Where are the closest Medical Facilities?

Will security be provided?

Yes, if you so wish you can purchase the 24hr Security Watch ranges between $1500 & $2000 per month.

May the resident have pets?

It has not been determined yet. This will be defined once the HOA documents are complete.

How close are the Fire, EMS and Police to the development?

When will floor plans and pricing be released?

To be announced later.

Will there be stock house plans and/or will homes be custom built?

There will be stock plans from which homeowners may select basic elevations and floor plans; however, the stock plans may be altered/customized as long as the finished exterior style of the home is consistent with the architectural style of homes, which are established for the community.

When will Homeowners Association Documents be available for review?

How much and when will Deposits be taken for homes?

Non-Refundable Deposits will be $5,000 and can be paid at the time the resident selects building plans and a lot. Once the community development plan is approved by governmental authorities, platted and recorded, the prospective resident may sign an agreement to purchase, at which time the non-refundable deposit will convert to earnest money.

What are the sizes of the lots?

Typically, lot sizes will approximate 75 feet by 125 feet for patio style homes, and 100 feet by 175 to 200 feet for estate lots.

Can the individual resident have a swimming pool?

Yes, if there is room within the rear yard setbacks.

Can homes be purchased for Investment purposes?

Yes, with stipulations. No more than 10% of the homes may be purchased for investment purposes. If the investor plans to rent the home, the renter must abide by the community covenants and restrictions. No “For Rent” sign may be displayed in the yard, in the windows of the home or, otherwise, on the property.

Can homes be purchased for one's Mother or Father?

Yes.

What facilities will the Club House contain?

The amenity center will feature a resort-style swimming pool, two tennis courts, juice bar, a fitness center, a spa hot tub, arts and crafts rooms, and a meeting room. One can relax on the deck outdoors and enjoy the Lake. Walking trails, including sidewalks on both sides of the street, will interconnect throughout the community. Outdoor amenity areas will include the Lake, the organic gardens.

What special interest activities will be available?

The community will actively support special interests, groups, and organizations. Whether you're interested in the arts, support groups, or other common interests, or volunteer opportunities, there will be something here for everyone.

How large will the lake in the community be?

3 acres. There will be no swimming, fishing or boating permitted in the Lake.

When will Lake front and Lake view lots be available?

When will Condominiums be available?

To be announced later.

How is the Homeowner's yard work handled?

The Homeowne's Association will contract with an area landscaper/maintenance company to maintain the yard and shrubbery. This will ensure uniform maintenance and protect property values for all residents.

Who is the utility provider?

Will all utilities be buried underground?

Yes

How will the homes be wired?

The homes will be wired for cable TV, high speed Internet and telephone.

Will Fireplaces be standard?

Fireplaces will be standard in specified series of homes.

Will All-brick Homes be offered?

Although The Village will not offer all brick homes, brick elevation homes will be offered.

What kind of heating system will be used?

All electric.

Will alternative power be available such as solar & wind?

Yes.

Are satellite dishes allowed?

Satellite dishes not exceeding 18 inches will be allowed; however, the dishes may not be visible from the street. The HOA will create an architectural review committee of interested residents and the ARC will ensure that such issues as satellite dishes and shed buildings, etc. do not violate the intent and purposes of the community covenants and restrictions.

Will homes be built on slabs or crawl space?

Homes will be built on slabs or on a basement foundation.

Is any part of the community in a flood plain area?

No.

What are the restrictions on fencing?

Fencing guidelines will be specified in the HOA documents, which are currently in the process of being written.

How long will it take to complete a home from start to finish?

After the lot is prepared, it takes about 3 to 4 months to complete a home, subject to weather conditions.

When will house plans be available?

To be announced later.

Where is the closest storage facility?

On property.

How do you re-sell your Village Communities home?

You may select a Realtor to list with or place the home in MLS.

Will there be any rental programs for homeowners who cannot move in upon delivery?

There will be no rental programs affiliated with The Village; however, there may be homeowners who do rent their homes. The community covenants and restrictions permit up to ten percent of the homes to be rented.

What type of financing will be available?

The builder will have specialized financing alternatives available. These are not known at this time.

Will there be job opportunities for residents?

Yes, there will be paid job opportunities for residents.
